Request and invite on the landing page.

I’ve just installed the latest buddypress version onto wordpress 3.3.1 and am looking to customize the standard BP theme. What I want to happen is when someone types in my web address if they’re not logged in a landing page with two options will appear. The first being “request an invite” and the second being “login”. How do I redirect my link for non-logged in users so this landing page shows up?
All new users will have to submit their email address and click request an invite before being able to register to the website. How do I set this up so that when I send them their invite link so they can register only that person can use it, each link will have to be unique. I’m not sure where to begin with this.
Are there plugins for this?
